How large is the community:
The community consists of approximately 50 acres, 36 of which
have been set aside as open space by the Carriage
Barn Equestrian Center.
What are the area's recreational options?
Other than the equestrian center, the community is adjacent to
the Town of Newton's recreational area, Greenie
Park, which included facilities for tennis, baseball,
basketball, soccer, playgrounds and fields. Also close by is Country
Pond, which has public access for boating and swimming.
How close is Sarah's
Way to a major city?
We are approximately 38 miles to Logan Airport in Boston, MA
and within 30 minutes of Manchester and Portsmouth, NH.
How many homesites are in the community?
When completed, Sarah's Way will include 8 homesites.
Are there building restrictions?
All homes in Sarah's Way are custom designed and built by Ann
Miles Builder, Inc.
What size are the homesites?
Homesites are approximately 2 acres each.
Can a homesite have its own barn, paddocks, and, if so,
with how many horses per acre?
No.
Is the community gated?
The equestrian center area is gated.
How long has the community been in existence?
Since 1996.
Are there outdoor/indoor arenas?
Yes. The Carriage Barn has a 100 meter driven dressage outdoor
arena as well as a 72' x 160' indoor arena. We have a 1/4 mile
exercise track.
How many stalls are there?
There are approximately 20 stalls in the equestrian center.
Is there pasture boarding available?
No.
Are there shelters in the pastures?
No.
Is private turnout available?
Yes. Horses are led to individual paddocks each day.
Is the horse care rough or full board?
The Carriage Barn is a full boarding facility, including feeding,
daily stall cleaning and turnout, blanketing and other services.
Do you have a manager on site?
Yes.
Do you have lessons on site?
Yes. The Carriage Barn works with
instructors of several disciplines to accommodate our residents'
and boarders' needs.
Do you have a trainer on site?
Yes. The equestrian center offers both riding and driving training
on site.
Do you have breeding and/or foaling facilities?
Yes.
How many miles of trails are available?
The equestrian facility has several miles of trails running throughout
its 36 acres. We have 20-30 miles of abandoned railroad trails
that cross the community and run throughout Newton and surrounding
towns.

Yes. The facility actually has 3
heated tack rooms at the Carriage Barn facility.
